Zeltingen-Rachtig is a charming and distinctive village in the heart of the famous Moselle region. The village is situated directly on the Moselle River and is known for its historic buildings, wine culture and beautiful surrounding landscape. The area offers an excellent combination of peace and quiet, nature and tourist appeal.
Thanks to its location on the Moselle, Zeltingen-Rachtig is particularly popular with hikers, cyclists and wine enthusiasts. Numerous hiking and cycling routes can be accessed directly from the village, while the well-known Moselle Cycle Route is also within easy reach. The surrounding vineyards and historic villages provide an attractive recreational area for both residents and tourists.
For everyday needs, shops, bakeries, restaurants and other local amenities are available in and around Zeltingen-Rachtig. For a wider range of shops and services, the nearby towns of Bernkastel-Kues and Wittlich are easily accessible.
The surrounding area also offers the necessary amenities for families. Childcare facilities and schools are available in the immediate region, while further educational facilities can be found in the surrounding towns. For healthcare, general practitioners, pharmacies and medical facilities are available in the area. More extensive hospital care is available in the larger nearby towns.
The location is also convenient for motorists. Bernkastel-Kues, Wittlich and connections to the wider road network can all be reached easily via the regional roads. This makes the property attractive not only as a permanent residence, but also as an investment for tourist rental.

General Information
This distinctive property consists of a half-timbered house dating from around 1750 and a stone house dating from around 1882, which were joined together around 1977–1980. This created a characterful and spacious property with approximately 130 m² of living space on a plot of approximately 147 m².
An important advantage is that the property is located above the flood-risk level, while the Moselle is still only a short distance away. The centre of Zeltingen-Rachtig is also nearby.
Around 1977–1980, the half-timbered house was completely stripped back and rebuilt. During this period, among other things, the electrical installation and water pipes were renewed, as well as the ceilings and floors. The half-timbered house also received a new roof during this period. The roof of the stone house was renewed in the 1990s.
The property has uPVC double-glazed windows dating from the 1990s. In 2000, a central heating system running on natural gas was installed. In 2021, the gas boiler was replaced and fitted with a domestic hot-water system.
The distinctive and versatile layout makes this property interesting for a variety of target groups. It is suitable, for example, for:
- large families looking for plenty of rooms and living space;
- room rental, for example to cyclists and hikers as a small-scale hostel;
- the creation of small holiday apartments;
- use as a two-family home;
- or potentially the creation of several separate living units, subject to the structural situation and the required permits.
The house requires modernisation. A large part of this concerns mainly cosmetic improvements, such as updating finishes, bathrooms and interior design. The extent of the modernisation will, of course, depend on the future use of the property and the wishes of the new owner.
It is precisely the combination of historic building elements, the generous number of rooms, the location close to the Moselle and the various potential uses that makes this an interesting property for anyone looking for a home with character and development potential.
A distinctive property for those looking to combine space, history and potential in an attractive location on the Moselle.
